Application to Purchase

To apply, you will need the following information and documents ready for submission in the online form:

  • Proof of Citizenship or Permanent Resident status

  • Mortgage Pre-Qualification documentation

  • Resident address, employment or retirement information

Required documentation can be submitted by photographing or scanning the documents and uploading into the online form as image or PDF files. 

Resident Criteria

o   Must meet Parks Canada’s eligible resident criteria:

o   Someone whose primary employment is within Banff National Park;
  or

o   Someone who operates a business in Banff National Park AND whose presence at the place of business is necessary for the day-to-day operation of the business;
  or

o   A retired individual who currently lives in Banff National Park AND who worked in the national park for five consecutive years immediately prior to retirement (as an employee or as a business operator needed for day-to-day in operations the park);
or

o   Someone who lived in the park at the time of their retirement, AND who was living in the park on July 30, 1981;
 or

o   An individual, or their descendants through blood or adoption, who leased public lands in Banff prior to May 19, 1911;
 or

o   The spouse or common-law partner or dependent of anybody referred to above.

Qualified Buyer for The Aster

o   Must meet the Parks Canada eligible resident criteria; 

o   Must be a Canadian citizen or a Permanent Resident; 

o   Must agree the Aster will be his/her primary residence and is owner-occupied;

o   Agrees to the suggested maximum number of people per unit restriction

Pre-mortgage approval

Your pre-approval amount must be equal to or higher than the cost of the unit you would like to purchase, not less.

A 10% down payment is required for anyone who buys a home in Banff National Park. In other parts of Alberta, this amount is 5%.

Canada Mortgage and Housing Corporation (CMHC) does not offer the “First Time Home Buyers Incentive” within Banff National Park.

Pre-purchase and deposit commitment

Potential buyers will be asked to commit to the purchase of a unit before the completion of the build and occupancy, typically 6-8 months prior to completion. Historic sales for similar projects within the Banff Housing Corporation portfolio indicated all dwellings were sold within three months of release. Buyers will be asked to provide a deposit of $5,000 for their selected unit.
